Modular Components

Unlike conventional modular housing that requires specialist and costly installers and transport, Living DeXigns homes are created in much the same way as the familiar flat pack furniture that has become a staple "pack 'n go" format around the world.
Following the assembly of the steel framed floor, (3-4 people) every item in the Living DeXigns inventory is designed to be lifted easily by two or three people. This means that with a team of just 3-4, your Living DeXigns home will be fully assembled to lock up in just 5 days on your site.

Is this really just a Kit Home?

No, not at all. A kit home can best be described as a "Bill of Materials" for a conventional framed house. In normal practice you can expect to double the kit price to construct and add in the the bits that are not a part of the kit. A Living DeXigns home is an in-factory assembled Component House that is then re-assembled on site ..... to "lock up" in just 5 days. So the on site labour content requires a team of 3-4 assemblers or handymen for 5 days before commencing internal fitout, electrical and plumbing. A big difference in final cost and finish from a standard Kit Home!

Some interesting facts

Each Living DeXigns home is custom manufactured on our production line.
After assembly in the factory, your home is dismantled and carefully packed in a shipping container in "order of assembly" for safe shipment to your site.
Our factory works like a car assembly plant. This means quality and consistency in all our homes.

No hidden costs

You receive an all inclusive quotation, no nasty last minute budget suprises. Your price includes every component down to the last nut and bolt.

Can I add my own kitchen?

Yes! For sure you can, but remember that Living DeXigns have relationships with all the best manufacturers and have worked closely with them to ensure accurate fit and inventory. We can supply in three styles: from utility-budget to vogue-designer. All come with full warranty and are delivered in the same ISO shipping container as the rest of your Living DeXign house. We are ready to provide quotations with and without Kitchen, Bathroon and Laundry fittings, so you can accurately compare our value.

What about appliances?

From airconditioning to toasters, in budget models through to all the top European manufacturers, Living DeXigns can ensure you can purchase a complete "turnkey" solution. The choice is yours and all can be packed in the same ISO Shipping container truly; One Container = One house.

What IS NOT included

Building regulations require licensed tradesmen to complete electrical and plumbing work.
We DO include Australian Standards electrical conduit and switch/outlet boxes molded into the panels which reduce much of the labour and material for electrical work.

Plumbing is installed "through the floor" in the same manner as other elevated buldings.

No lifting equipment

All the modules except for the steel framed flooring sections are designed to be lifted easily by two men.
No mechanical lifting equipment is needed on-site.

A "gentle" site footprint

With such a small crew onsite for just a few days, and the fact there is no cutting or scraps to take care of, Living DeXign homes are assembled in place with a miniumum of disturbance. Unlike normal building which has lots of delivery people and tradesman coming and going over weeks and weeks, that land you most admired will be preserved with virtually no cleanup required.

Power conduits molded in

The innovative Structual Insulated Wall panels include International Standard conduits with switch and outlet boxes molded in during manufacture. All you have to do is decide where you want internal and external lighting and power outlets, and all is in readiness for your licensed electrical contractor to install with your choice of bezel styles.

Because structual integrity is designed into the outer shell, you have complete freedom in selecting the internal fitout, window and door locations and wall placement.

All Living DeXign homes use powder coated steel piers with steel floors and high density polyurethane cored panels and are rated for maximum termite proofing.

Designed to last, frames and walls are manufactured with our proprietary aluminium extrusions.

Our flooring begins with sturdy sealed rectangular section powder coated steel manufactured to the highest standards.

GETTING STARTED

9 simple steps to follow

1: Look over what we have

Take look at this informational blog and our brochure then:
Talk to us about designs that suit your requirments.
We have designers and practical consultants who are able to assist you in selecting the most effective design to suit your needs and budget.

2: Decide on your budget

Call us, we can help you develop a realistic budget so you know how much you will need in order to approach your bank or lending authority.

3: Decision to commence

When you are ready to have our designers commence the drawings of your new Living DeXigns home, an initial investment of $2500 is required.
This payment provides you with an inital consultation and a site survey which becomes your property irrespective of whether you continue on with a Living DeXign home.
This detailed document determines accurate dimensions of your land; site works if required, home postioning reccomendations and alternatives, access paths and diveways and their gradients, water, sewarage, drainage and Telstra cable positions.

4: Handover of drawings

Should you decide to go ahead, within ten business days you will receive your plans and preliminary working documentation for your new Living DeXigns home.
When you have carefully reviewed these documents and discussed with Living DeXign we are ready to give the order to place you home in our manufacturing queue.
A further $2500 is now required.

5: Final Quotation

When you have approved the working drawings you will receive an itemised contract with the full details and a final price.

6: Complete the paperwork

Formally approve our paperwork which includes contractual documents, fixed price quotation confirmation and full working drawings.
50% of the contract price is now due
We will now confirm the order with your final choice of colours and any additional fit-out items. You can now complete engineering submissions and all the necessary council approvals.

7: Production is underway

Your Living DesXgns home is on the production line schedule. We are now ready to commence manufacturing your home. This can take up to 5 weeks.

8: Final payment due

On our written notification that the completed Living Designs home is 30 days from completion you will be required to pay the contract sum balance.

9: Ready to deliver

Having agreed on transportation, your complete Living DeXign home will now be delivered to your site.

Also included is an illustrated customised assembly manual and CD with instructions for you, the DIY registered home builder or you can elect to use a Living DeXigns trained and contracted assembler team or works supervisor.
